PROBLEMS OF HOUSING CONSTRUCTION MANAGEMENT IN THE UDMURT REPUBLIC

Abstract

The article is devoted to the study of the state and problems of housing construction management in the Udmurt Republic. Being one of the basic needs, the need and provision of housing significantly affects the standard of living of the region’s population. It is noted that the construction industry involves a whole range of organizations and enterprises in the construction process, contributing to the development of other industries and spheres. Based on the analysis of the current state of housing construction in the Udmurt Republic, conclusions are formulated about the stable growth of housing commissioning and the effectiveness of national and regional projects in the field of housing construction. The authors have identified the most significant problems of housing construction management in the Udmurt Republic. The study showed that during the analyzed period, the indicator of planned housing commissioning in apartment buildings was not fulfilled; a significant problem is the issue of the sale of primary housing. An extremely acute problem of the Udmurt Republic is the weak rate of modernization of public utilities against the background of high rates of development (especially in the city of Izhevsk). The conclusion is formulated that the current situation with housing construction in the Udmurt Republic is generally favorable, most indicators are met. However, with the growth of construction rates, the creditworthiness of the residents of the subject is growing, in addition, the price per square meter of housing shows high values, which negatively affects consumer demand and the availability of residential real estate.
